What is included in your estimate:

The conveyancers fee, based on the property information you have provided. This includes VAT where applicable. This is the fee that you will be charged by the conveyancer for making enquiries, preparing contracts, and carrying out searches etc on your behalf. This does not include the external costs ('disbursements') such as search fees, and other 3rd party fees.  

Common disbursements involved in a normal transaction are also shown to give you a reasonable guide to the likely total cost of your move, but the actual disbursements may vary depending upon the property, its location, and the detail of the transaction, particularly:

  • If you are selling or purchasing a property
  • Searches (local, water and drainage, environment, flood) 
  • If leasehold: Notice of Transfer and Mortgage
  • If leasehold: Certificate of Compliance Fee (if applicable)
  • If leasehold: Deed of Covenant Fee (if applicable)
  • Registration fee
  • Chancel searches (if applicable)

When appointing your chosen conveyancer you should always check with them what disbursements are likely to apply to your particular transaction. 

What is NOT included:

Stamp Duty Land Tax - the level of Stamp duty varies upon several factors including the value of the property and the type of ownership.
